The 3 Massive Projects Re-Shaping St. Louis Property Values Right Now

If you've spent any time tracking real estate around here, you know St. Louis loves to look backward. We talk about our historic brick, our established neighborhoods, and preserving the past. But lately, the actual money is betting on a very different future.

Right now, a handful of multi-million and billion-dollar mega-developments are quietly shifting the city's real estate center of gravity. If you own a home, look at investment properties, or just want to know where the market is moving, these are the three projects driving the next wave of property values.

1. Gateway South

First up is Gateway South. It’s a $1.2 billion plan to turn roughly 100 acres of old industrial riverfront just south of the Arch into a "construction innovation district." Instead of trying to build another standard block of apartments, the developers (Good Developments Group) want this area to be a national hub for green building tech and advanced manufacturing.

From a real estate perspective, this is a massive border-expansion play. It takes a riverfront zone that's been largely desolate for decades and introduces high-wage engineering and design jobs. The smart money isn’t just looking inside those 100 acres; it’s watching the immediate spillover into adjacent neighborhoods where professional renters and buyers are going to want to live to avoid a commute.

2. The Millennium Hotel Site

Then there’s the eyesore everyone loves to hate: the vacant Millennium Hotel. It sat dark right next to the Arch for over a decade, but things are finally moving. The south tower came down earlier this spring, and crews are taking down the larger north tower floor-by-floor right now.

The Cordish Companies is stepping in with a $670 million mixed-use project that will bring roughly 600 upscale apartments, office space, and a food hall to the site. What this does is simple: it fixes a massive "dead zone" downtown. When you bridge that gap and introduce high-end luxury rents, it resets the price-per-square-foot baseline for the entire downtown core.

It also helps that the city just proposed putting $55 million of the Rams settlement funds directly into downtown revitalization, giving these big private investments the infrastructure and safety backing they actually need to succeed.

3. The Brickline Greenway

Finally, the project that ties it all together isn't a building at all—it's the Brickline Greenway. While Gateway South and the Millennium site are destinations, the Brickline is the connective tissue. It’s a massive urban trail system looping through North City, the Central Corridor, and South City.

We already know walkability drives property values, but the Brickline is doing something more specific. On the south side, it's reinforcing demand in already hot areas like Lafayette Square. On the north end, it's cutting right through neighborhoods near the new NGA West campus, providing the kind of tangible, green infrastructure that gives outside investors the confidence to buy and stabilize home values.

The Big Picture

The common thread here isn't just "new construction." It's connectivity. The projects moving the needle in St. Louis right now are focused on stitching the city back together. If you're looking for where values will climb over the next decade, look at the neighborhoods sitting right in the crosshairs of these three footprints.
