Cash Flow
The net income generated from a property after all expenses, including mortgage payments, have been paid, representing the actual money that goes into an investor's pocket each month.

Cash Flow = Total Income - Total Expenses - Debt Service


Equity
The difference between the current market value of a property and the amount owed on the mortgage, representing the portion of the property that the owner truly owns.


Appreciation
The increase in a property's value over time due to market conditions, improvements, or other factors that enhance its worth beyond the original purchase price.


Vacancy Rate
The percentage of time a rental property remains unoccupied, typically measured on an annual basis, which directly impacts potential income.


ROI (Return on Investment)
The percentage of profit earned on an investment relative to its cost, typically calculated by dividing the net profit by the total investment amount and multiplying by 100.

ROI = {(Amount gained - amount spent) / amount spent } x 100


Cap Rate
The capitalization rate measures a property's potential return on investment, calculated by dividing the net operating income (NOI) by the property's current market value.

Cap Rate (%) = Net operating income / property value


Operating Costs
The ongoing expenses required to maintain and run a property, including property taxes, insurance, utilities, maintenance, property management fees, and other costs excluding mortgage payments.


Operating Expense Ratio
A measure of what portion of the gross operating income is consumed by operating expenses.

Operating expense ratio = Total operating expenses / gross operating income
