Prepping for Listing Photos vs. Video Walk-through

Getting ready to put your home on the market is no small feat! If you're still living in your home while photos and showings are happening, you have the added challenge of keeping your home ready for potential buyers to tour while going about your family's daily routine. 

I've written a post about "photo ready" vs "showings ready" here. For homes in the luxury pricing tier (typically $700k and above) it's not uncommon that the photographer will create a walk-through video of the property for sharing on social media and to add to the listing. This gives a comprehensive view of the home's features, especially when there are so many rooms and spaces that we run the risk of exceeding the MLS's 99 photo limit.

For listing photos, you have the option to pause between shots and move items around. Trash cans, laundry baskets or hampers, dog beds, and pet food/water bowls can be shifted out of a room or out of frame to take the photo and then put back when the photographer moves on to the next room. 

These pauses don't often happen in a walk-through video, as the goal is to showcase the space as you'd see it in person. Keep in mind that those items that often get shifted between rooms for photos will need to be removed completely for a walk-through video. 

Other items that are commonly missed are: cords and power strips, brightly colored kitchen counter items like coffee makers or a toaster, and stick vacuums on their wall-mounted chargers.

Outdoors, make sure trash cans, sports equipment, hoses, and sprinklers are put away.
