Common Repairs Flagged on Home Sale Inspections

Since 2012, our team at Nations Network has sold more than 2,000 homes. That means we’ve seen quite a few home inspections. Here are some items that are commonly flagged for repair. Before listing your home, take a moment to go through the list below to determine if any items need attention. This will make for a smoother experience and fewer surprises.

Working Smoke Detectors: These are your first line of defense in case of fire. Make sure smoke detectors are installed on every level of your home and test them monthly. Replace batteries at least once a year or as needed.

Carbon Monoxide Detectors: Carbon monoxide is a silent threat. Install detectors on every floor, especially near sleeping areas, to alert you to dangerous gas levels.

GFCI Outlets: Ground Fault Circuit Interrupter (GFCI) outlets are crucial in areas near water sources, such as kitchens, bathrooms, garages, and unfinished basements. They help prevent electrical shocks by shutting off power when a fault is detected. Check that these outlets are installed within 12 feet of sinks and other water sources.

Dedicated Outlets: Certain appliances like garage door openers, refrigerators, and sump pumps should have dedicated outlets to prevent overloads and ensure reliable operation.

Gutter Maintenance: Clear gutters free of debris to prevent water damage to your roof and foundation. Regular cleaning helps avoid costly repairs down the line.

Anti-Tip Devices on Stoves: These devices prevent your stove or range from tipping forward, which can be a serious safety hazard, especially in homes with children.

Visible House Numbers: Make sure your house numbers are clearly visible from the street. This is important for emergency responders to find your home quickly.

Windows and Doors: Check that all windows and doors open, close, and lock properly. This not only improves security but also helps with energy efficiency.

Handrails on Stairs: For stairs with three or more steps, handrails are a must for safety. Ensure they are sturdy and properly installed.

No PVC Flex-Lines Under Sinks: Avoid using PVC flex-lines under sinks as they can be prone to leaks. Opt for more durable materials to reduce the risk of water damage.
